Corpus Funds and Sinking Funds: Questions Apartment Buyers Should Ask

Before paying an apartment corpus or sinking fund contribution, ask who controls the money, what it can cover and how balances and handover records will be reported.

An apartment quotation may contain a corpus contribution, maintenance deposit or sinking fund payment. The labels can sound familiar while leaving the actual arrangement unclear. Before paying, find out what the money is intended to do and which document defines that purpose.

In everyday use, a corpus often refers to a financial base held for a community. A sinking fund commonly refers to money set aside for future major expenditure. These descriptions are starting points, not a substitute for the provisions governing your particular development.

Follow the money from collection to control

Ask who receives the payment, whether it is held separately, and when control transfers to the appropriate residents’ body. Request the proposed account arrangements and the evidence that will accompany any transfer. A verbal promise that the money is “for the association” leaves several questions unanswered.

Check whether the contribution is refundable, transferable on resale or treated in another way. Do not assume that a deposit and a non-refundable contribution have identical conditions because they appear beside each other on the cost sheet.

Distinguish operations from replacement

Routine housekeeping and the eventual replacement of a major shared asset are different expenses. A community that collects only for today’s bills may still need substantial money later. Ask whether long-term expenditure has been considered separately from the first maintenance estimate.

For example, residents may eventually need to plan for pumps, lift components or common-area refurbishment. The timing and amounts depend on the equipment, condition, warranties and decisions of the responsible body. No generic contribution guarantees that every future expense is covered.

Ask for transparent reporting

Useful questions include how balances will be disclosed, who can authorise expenditure and how residents will see supporting records. Also ask how outstanding liabilities are identified before financial responsibility changes hands. A bank balance without a list of unpaid bills tells only part of the story.

Keep copies of receipts and the clause explaining each collection. If the sales summary and agreement use different descriptions, request clarification before signing. An independent adviser can help interpret the legal effect of the documents.

Compare arrangements rather than names

While reviewing Mythri Street, ask for the current written position on deposits, advance maintenance and any reserve contributions. Use Karnataka RERA to locate relevant project information, but assess the actual contractual arrangement with your adviser. A clearly explained fund is more useful than an impressive label attached to an unexplained payment.
