Organise a practical apartment snagging visit covering finishes, fixtures, records and follow-up without confusing it with a structural assessment.
A handover visit is easier to manage when you inspect one room at a time. Without a method, buyers can spend most of the appointment discussing paint and forget an inoperable window or an undocumented pending item.
Snagging records visible defects, incomplete work and functional concerns within the agreed inspection scope. It is different from a structural assessment or a specialist safety certification. Use qualified professionals for matters beyond an ordinary buyer's inspection.
Prepare before the appointment
Carry the agreed specification and the latest unit plan. Ask which services will be available for demonstration and whether an independent inspector may attend. Request permission before photographing areas or operating equipment.
Create a simple register with a room name, item number, description, photograph reference and agreed next action. Use specific language: “bedroom window does not latch” is more actionable than “window quality poor.”
Walk through in a fixed order
Start at the entrance and follow the same direction around every room. Observe doors, accessible windows, visible finishes and fittings. Ask the authorised representative to demonstrate operation rather than forcing or dismantling anything yourself.
In kitchens and bathrooms, look for visible leakage, damaged fittings or incomplete sealant, and request appropriate functional checks. Record any concern for review by a competent person. An apparently dry surface during one short visit does not prove that concealed systems are defect-free.
Match delivery to the agreement
Check the listed brands, models or equivalent provisions against what the contract actually permits. Record apparent differences and request an explanation. A show apartment may contain decorative items or upgrades that are not included in your purchase.
Also ask for operating instructions and available warranty information. Knowing how to isolate a water supply or whom to contact for a malfunction can matter as much as identifying a cosmetic issue.
Close the visit with a written follow-up
Review the register with the developer's representative. Ask which items are accepted, who owns each action and how completion will be verified. Keep unresolved points visible rather than deleting them after a verbal assurance.
The official RERA legislation provides a wider legal framework, but a snag list does not itself define all rights or remedies. Have material disputes reviewed independently. When approaching handover at Mythri Street, ask for the current inspection procedure early so you can arrange an orderly visit and retain a useful record.
